The project involved delivering a carefully balanced number and mix of units within the constraints of a compact, existing site, which required efficient use of space and careful coordination of design and construction activities. In addition, dementia-friendly enhancements were incorporated into the scheme – features that went beyond standard housing requirements – all while ensuring these additional elements were delivered within the allocated budget. We also had to respond to changes required by the Statutory Authorities, adapting the design to achieve compliance while maintaining cost control and ensuring the project remained financially viable.
We worked collaboratively with the design team and contractor to ensure the client’s brief was met in full, while managing the additional requirements for dementia-friendly enhancements within the budget constraints. Through early engagement and design team meetings, we identified cost-effective solutions that delivered the required enhancements without compromising quality.
We successfully delivered a high-quality development that met the Client’s budget requirements.
The elderly and dementia-friendly enhancements incorporated into the scheme included:
• Glazed wall units in kitchens to improve visibility of stored items.
• Contrasting floor colours on different levels to aid orientation and wayfinding.
• Brick-built raised planters designed for ease of use by residents.
• A communal garden area with bench seating to encourage social interaction and outdoor activity.
• TRV's at the top of radiators for ease of use.
• Highly visible sockets and switches within each property to support ease of use and safety.
