A comprehensive Fabric Condition Survey of 32 high-end serviced apartments ahead of our client entering a new lease agreement.
nbm was appointed to carry out a detailed Fabric Condition Survey of 32 high-end serviced apartments ahead of our client entering a new lease agreement.
The primary objective was to identify and document all pre-existing defects, ensuring our client’s interests were fully protected prior to signing. In addition to capturing the overall condition of the building fabric, the survey also flagged key compliance issues that required attention before lease completion. These early insights proved critical in informing lease negotiations and mitigating potential future liabilities.
With tight timescales driven by the lease agreement and the need to avoid disruption to ongoing operations, nbm delivered a full report within a fast-tracked programme.
The property remained partially occupied throughout, requiring a flexible and coordinated inspection approach to minimise disruption. This project demonstrates nbm Building Surveying Team’s ability to respond quickly, work around operational constraints, and provide clients with the clarity and confidence needed to progress commercial property transactions.
